TPR Land

TPR Land is a specialist division that identifies land, buildings and property rights which have, for some reason, been forgotten or abandoned. The team includes surveyors, estate agents and conveyancers as the ownership of land and buildings can be a complex matter.

Starting from the historic concept that all land in the UK belonged to the Sovereign, various rights and benefits associated with property have been divided and sub-divided over hundreds of years, and different types of ownership and tenure have been devised. Some are intended to be permanent, others are only temporary. Some concern all aspects of the land or building, and others relate to only part of the property. Some of the rights and benefits belong to individuals, while ownership of others can be 'common', belonging to a group or particular class of people. Over time, these rights of ownership can easily become forgotten or confused.

The Land Registry can give a quick and specific answer, but even if someone is shown on the record as the registered proprietor, they may not necessarily still be alive or traceable. Apart from that, many UK properties have still not been registered centrally, meaning that ownership has to be proved by historic documentation. If the Land Registry doesn't provide a definitive lead to a traceable owner, our researchers start on their search.

If their work leads them to discover whoever is legally entitled to the property, and those people are not already aware of the entitlement, TPR will assist those individuals to reclaim their property. As with all TPR work, we prefer to work on a contingency basis, earning a fee only on successful completion of a case, and sharing that income (paying a Finder's Fee) with whoever brought us the information that led us to start that particular project. If no owner can be traced, our legal team will advise on the most appropriate way, if there is one, for interested parties to establish a claim on the property in accordance with current law.
